General

Latner is a property management platform built for landlords and property managers in Nigeria. It helps you collect rent, manage tenants, track payments, handle maintenance requests, and stay on top of your entire portfolio - all from one dashboard.

Latner is built for individual landlords who own one or more rental units, property management companies handling large portfolios, and estate/facility managers overseeing multiple buildings. Tenants also get their own portal to view payments, submit maintenance requests, and access their rental details.

Yes. Latner has a free plan that lets you get started with no credit card required. Paid plans unlock additional features like advanced reporting, team access, and priority support. You can upgrade at any time.

Owners and managers create their account on the web at latner.ng - this is where you set up your company and properties. Tenants can create an account on either the web or the mobile app: on the web they sign up through their company's subdomain (for example, yourcompany.latner.ng), and on the app they join using a passcode provided by their property manager.

No. Latner is entirely web-based - you just need a browser. There is also a mobile app on iOS and Android for residents, businesses, and managers, so you can manage rentals, payments, and visitors on the go.

Payments

Tenants pay rent offline - by bank transfer or cash - and upload proof of payment from the app or portal. The manager verifies it, and a receipt is issued automatically once it is approved.

Yes. A manager can log a payment directly against a tenant - for example a transfer or cash payment - and the tenant's record and receipt are updated immediately.

Your dashboard gives you a real-time view of paid and outstanding rent for every tenant and property. You can filter by property, date range, or payment status, and export reports at any time.

Yes. Latner automatically sends rent due reminders and overdue notices to tenants by push notification, so you don't need to chase anyone manually.

Yes. All financial data is encrypted and handled in accordance with industry security standards, and every payment and receipt is recorded in a clear, auditable history.

Tenants

When a landlord adds a tenant to their property on Latner, the tenant receives an email invitation with login credentials. They can then access their own tenant portal to view their rental details, payment history, and submit maintenance requests.

Yes. A tenant can be associated with multiple landlords or property managers on the platform. Each landlord manages their own records, and the tenant sees a consolidated view of all their active rentals.

Yes. Tenants can log maintenance requests directly from their portal. Landlords and managers receive the request instantly and can track its progress to resolution.

When a rental period ends, the landlord can mark the rental as completed or cancelled within Latner. The tenant's history is preserved for record keeping, and a new rental can be created for the same space if they renew.

No. Latner supports different occupancy types. Residents and commercial tenants have paid rentals with invoices, while owners, commercial owners, and workers can be assigned a space at no cost - no invoice is generated for those assignments.

Property Managers

Yes. You can invite property managers to your Latner account and assign them to specific properties. They will only see the buildings and tenants they are responsible for, keeping your data organised and secure.

Latner has three main roles: Landlord (full account owner), Property Manager (assigned to specific buildings), and Tenant (their own portal only). Each role sees exactly what they need and nothing more.

Yes. You can add as many properties and rental units as your plan allows. The dashboard gives you a unified view across all buildings, with the ability to drill down into individual spaces, tenants, and payment histories.

Yes. Latner generates financial reports showing paid and unpaid rent, payment trends over time, and occupancy rates per property. Reports are scoped to what each manager is authorised to see.

Visitor Management

Latner includes a visitor-management module for estates and buildings. Residents can schedule visitor appointments and log walk-in requests, reception can sign visitors in and out, and everyone stays connected through the Latner mobile app. It also supports rotating daily access codes and emergency alerts.

Each building can have one or more visitor communities. People join either with a community passcode (a separate code for residents and for reception) or through an email invitation sent by the property manager from the dashboard.

A resident schedules an appointment in the app and chooses the community the visit is for. The reception team for that community sees the upcoming appointment and can activate it to sign the visitor in on arrival. Residents can also approve, decline, or reschedule walk-in requests sent by reception.

It is an optional code that rotates automatically each day for a community. Reception can use it to quickly verify visitors, and property managers can turn the Code of the Day on or off per community.

Visit and appointment information is scoped to the community it belongs to. Only the reception team for that community and the managers responsible for the building can see it, along with the resident who created it. A receptionist for one community does not see visits that belong to a different community.

Tenants are added either from the dashboard (a manager adds or invites them) or with a community passcode. When creating a rental, a manager can also choose to enrol the tenant into the relevant community for the building. Tenants are never added automatically - enrolment is always a deliberate action.

Residents can trigger an emergency alert that instantly notifies the building reception and managers inside the app. Important: this is a notification aid, not a monitored security or emergency service - in a real emergency you should always contact your local emergency services directly.

No. The Latner mobile app serves both residents and reception staff - residents manage their visits and communities, while reception signs visitors in and out and handles the waiting list, all from the same app.

Subscriptions & Billing

Latner offers a Free plan for landlords just getting started, a Property Managers plan for those handling multiple units, and a Growing Businesses plan for larger portfolios. There is also an Enterprise option for organisations with custom needs - contact us to discuss pricing.

From your Subscription page, click "Select Plan" on the plan you want. A checkout summary will appear showing the plan price. You can also add extra spaces in the same step so everything is covered in a single payment. Once you confirm, you will be redirected to our secure payment page.

Yes. When you subscribe to a paid plan - or when you change your current plan - you will see an optional "Extra Spaces" field. Enter the number of additional spaces you need, and the cost will be added to your plan total so you only make one payment for everything.

Each plan includes a set number of rental spaces (units). If you have more units than your plan allows, you can purchase extra spaces at a fixed price per space. The price per space depends on your plan and is shown clearly during checkout.

Any extra spaces you have purchased are recorded on your subscription. When your plan renews, the renewal amount will include your base plan price plus the cost of your purchased extra spaces - so your full allocation is maintained automatically without needing to buy them again.

Yes. Go to your Subscription page and click "Add Spaces". Enter the number of spaces you need and pay - they are added to your subscription immediately and also included in future renewals.

On the Subscription page, click "Change Plan" and select the plan you want to move to. You can also add extra spaces at the same time. A single payment will cover both the new plan price and any spaces you choose to add.

If you cancel, your account is moved to the Free plan immediately. Your data stays safe - all properties, tenants, and payment history are preserved. You will only lose access to features and the extra properties or spaces that are beyond the Free plan limits.

All subscription payments are non-refundable once processed. If you have a billing issue or believe you were charged in error, please contact our support team at support@latner.ng and we will look into it promptly.

Security & Privacy

Yes. Latner uses encryption for sensitive data, secure HTTPS connections for all traffic, and follows best practices for data protection. We do not sell your data to third parties.

Your data remains in your account as long as you hold an active account. If you choose to close your account, you can export your records beforehand. Please refer to our Privacy Policy for full details.

Visitor information is only visible to the reception team and managers for the relevant community, and to the resident who logged the visit. The building operator is responsible for informing visitors and having a lawful basis to collect their details. See our Privacy Policy for full details.
